Dab Hand Exterior Cleaning – Revised 2026

By accepting our quotation, booking our services, or using this website, you agree to be bound by the following Terms & Conditions of Dab Hand Exterior Cleaning.

Payment Terms

Payment is required within 7 days of the cleaning date unless otherwise agreed.

We accept payment by:

  • Bank transfer

  • Direct debit

  • Card payment

  • Cash

If payment is not received within 30 days, Dab Hand Exterior Cleaning reserves the right to suspend further cleaning services until the balance is cleared.

If payment remains outstanding after 90 days, we reserve the right to pass the debt to a collection agency. You will be liable for any additional costs incurred, including collection fees, legal fees, and court costs.

We reserve the right to review and adjust prices at any time due to increased costs, changes in access, property condition, or work required. Customers will be informed of any price change before the next clean takes place.

Weather Conditions

Our pure water window cleaning systems allow us to work in most weather conditions, including light rain and low temperatures.

We operate an all-year-round service; however, extreme weather such as high winds, heavy rain, frost, or snow may affect our schedule.
We reserve the right to reschedule cleans due to weather, staffing, equipment failure, or other unforeseen circumstances.

Weather conditions are not considered a valid reason to cancel a scheduled clean.

Access to Property

If we cannot access part of your property due to locked gates, obstacles, or restricted access, we will clean the accessible areas only and charge accordingly.

If safe to do so, our operatives may unlock access gates to complete the clean.
If you do not wish us to do this, you must notify us in writing so this can be recorded on your account.

We do not:

  • Use ladders for window cleaning

  • Climb on roofs, garages, or fences

  • Move heavy or fragile objects

  • Bring hoses through the main part of the property (garage access is acceptable)

If access is not possible to the rear of the property, we may offer a front windows only service.

We will not clean any window or area we consider unsafe or inaccessible.

Cleaning Frequency & Maintenance Service

Unless clearly requested as a one-off clean, all bookings are assumed to be part of a regular maintenance service, normally every 6 weeks.

By agreeing to regular cleaning, you agree to a minimum of 3 cleans before cancellation.
If the service is cancelled before 3 cleans are completed, the remaining cleans may still be charged.

Our cleaning schedule is a guide only. Exact dates cannot be guaranteed due to weather, holidays, staff availability, or route changes.

We may occasionally adjust our rounds, which may result in a slightly earlier or later visit than usual.

Skipping Cleans

If you wish to skip a clean, please give as much notice as possible.

Once reminder messages have been sent, we may not be able to reschedule your clean.
Skipping cleans may result in a higher charge due to additional build-up of dirt.

Repeated skipping may result in removal from our regular schedule.

First Cleans / Heavily Soiled Windows

First cleans or windows that have not been cleaned regularly may not achieve perfect results.

Detergent residue, heavy dirt, oxidised frames, and debris from vents or seals may cause spotting after the first clean.
Results usually improve after several regular cleans.

We cannot guarantee perfect results on first cleans.

Damages & Liability

Our operatives are fully insured; however, we cannot accept responsibility for damage caused by existing defects or poor condition, including but not limited to:

  • Loose or poorly fitted windows, doors, trims, or guttering

  • Rotten frames or flaking paint

  • Failed seals or misted double glazing

  • Loose decorative bars or trims

  • Open or damaged vents

  • Oxidised UPVC frames

Our brushes are designed specifically for window cleaning and contain no metal parts.

Oxidised UPVC may show marks after cleaning where the oxidation has been removed.
This is not damage and we cannot be held responsible for restoring frames to new condition.

If decorative bars become loose, this is due to failed adhesive, not cleaning.

Our liability for any claim shall not exceed the value of the service carried out.

Scratched Glass

Our equipment cannot scratch glass under normal conditions.

If scratching occurs, it is usually due to pre-existing damage, construction debris, or contamination on the glass surface.

If damage is claimed, we may test the glass using our brush.
If the glass scratches again using our equipment, we will accept responsibility.

Builders Cleans / First Cleans After Building Work

Builders cleans or first cleans after building, renovation, or painting work carry a higher risk of damage due to the presence of cement, plaster, paint, render, or other construction debris on glass and frames.

Dab Hand Exterior Cleaning does not remove cement, plaster, paint, silicone, render, adhesive, or other building materials from windows, frames, or surrounding areas.

If such materials are present, we will carry out a standard clean only.
Specialist removal must be completed by a professional builders clean company before our visit.

By booking a clean after building or decorating work, you agree that Dab Hand Exterior Cleaning cannot be held responsible for scratches, marks, or damage caused by pre-existing debris, contamination, or construction residue.

We reserve the right to refuse the clean if we believe damage may occur.

24 Hour Guarantee

We offer a 24-hour guarantee on work carried out.

If you are not satisfied, you must contact us within 24 hours and we will re-clean free of charge.

A call-out charge may apply if:

  • The issue is inside the glass

  • The double glazed unit has failed

  • The problem is not related to our work

Cancellation

Cancellation requires at least 5 days notice before your scheduled clean.

If less notice is given, the full charge may still apply.

Reminder texts are sent the evening before cleaning.
Any cancellation after this time may not be accepted.

Cancelling a direct debit or card payment does not cancel your cleaning service.

Right to Refuse Work

We reserve the right to refuse work at any time if we believe it is unsafe, unsuitable, or may cause damage.

If payment has been made in advance, a full refund will be given if the work is not carried out.
